Leasehold Acquisitions

We have acquired numerous prime shops for clients, negotiating terms including rent free periods and other incentives and guiding the acquisitions through to Completion.  Over the years we have secured  many branches for Clients by negotiation with the owners, prior to them reaching the open market.

Leasehold Sales

Working closely with Clients to maintain confidentiality, we market properties to achieve their sale objectives, advising throughout on the important considerations and implications of the sales contract and taking care to guard our clients' short and long term objectives.
 
PROFESSIONAL

Rent Reviews

We assess the open market value of premises, analysing rental evidence and negotiating settlements, submitting cases to Independent Experts and Arbitrators if required.

Lease Renewals

Applying our familiarity with the open market and Landlord and Tenant legislation, we advise and negotiate appropriate rents, and are careful to avoid the introduction of lease Terms onerous to our Client.  If no settlement is reached, we work closely with our clients and their solicitors throughout the Court process.

RATES APPEALS – ‘NO WIN, NO FEE’

We charge no fees in advance and undertake Appeals to reduce properties’ Rateable Values on a “no win no fee” basis.  We have a high level of success in reducing Rateable Values, taking cases to Valuation Tribunal where necessary.  Recent successes include many Rateable Value reductions circa 33 %.

Rates List Appeals

We examine rental evidence and survey the premises, arguing for reductions for the individual premises disabilities. We use our familiarity with the issues to ensure the Client does not overpay on Rates, and once a reduction is agreed, we can assist the Client receive their refund from the Council’s Billing Department, ensuring they add interest for the period of overpayment.

MCC Appeals

Where a material change of circumstance has affected our Clients’ ability to trade from premises, we will present the case for the Rateable Value to be reduced.  By example if you are situated next to a redevelopment or are affected by disruptive works, we will negotiate for an appropriate reduction in your Rates Payable.

TOR Appeals

In cases where premises are not capable of occupation due to ongoing structural works, we will apply for them to be taken out of Rating, so that our Clients do not pay Rates.

INVESTMENT


We find investment opportunities both on and off the market, observing rental movements and predicting areas of rental growth.  Acquiring and Selling Freeholds for Clients, we negotiate Terms and oversee all aspects of the transaction through to Completion.
